How To Book A Hassle Free House Clearance

1

Plan the outcome: Start with a quick room‑by‑room walk. Decide what stays. Set aside items to donate. Then take a short phone video or a few photos. This preview helps us size the job and guide you.

2

Contact our team: Call for the fastest response. Alternatively, WhatsApp your photos, use the Request a Quote form on our website, or email admin@therubbishremovers.co.uk. Always include notes on access, parking, stairs, or tight hallways. With that context, we can advise the best approach.

3

Choose your slot: Need speed? Say so. In many cases we offer same‑day collections. If that isn’t possible, we book a slot for your house clearance within one to two days. You receive a clear arrival window and timely updates.

4

Load with care: A minimum two‑person, in‑house team arrives in a 3.5‑tonne, 14‑yard caged tipper (about 750 kg capacity per load). At this point, the lead operative does a brief walkthrough. Priorities, fragile items and access routes get confirmed before lifting starts.

5

Finish the space: After the last item leaves, we sweep the cleared areas. If a quick vacuum is needed and one is available, we can help. Consequently, the space looks ready for cleaners, decorators or new tenants.

6

Get the proof: Every job comes with a Waste Transfer Note. Additionally, for data or documents, we separate the items, arrange shredding at an approved facility and send a destruction certificate. Therefore, you stay compliant and confident.

What We Collect And What Needs Special Handling

Most house clearance waste including furniture, white goods and general rubbish are fine. However, some items need a different route. For example, we do not take asbestos, liquids or chemicals, gas bottles, soil that requires digging out, or clinical waste. Furthermore, Sharps or needles require a specialist sweep; we can arrange this with a trusted partner. In addition, RAMS (risk assessments and method statements) are available on request, and hoarded or complex spaces are handled with care.

Pricing That Stays Honest And Clear

Every house clearance differs. Because of that, we do not publish fixed prices. Instead, we base costs on the volume removed and any access factors discussed upfront. Furthermore, all quotes include labour and ethical waste‑transfer costs. Furthermore, if you want a simple walk‑through of pricing for your situation, call our team. We explain it in plain English before you book.

Ethical House Clearance Disposal That Make A Difference

Donation and reuse come first. Suitable items go to partners like the British Heart Foundation and Emmaus. After that, we recycle everything we can.

In 2024, our impact looked like this:

    • 500+ tonnes of general waste diverted from landfill
    • 150+ tonnes of wood recycled
    • 60+ tonnes of scrap metal repurposed
    • 40+ tonnes of hardcore recycled
    • 1,100+ mattresses kept out of landfill
    • 1,000+ fridges reused and also recycled

Together, these actions deliver simple house clearance with real environmental gains.

Case Study: A Simple, Tidy Outcome

    Emmaus, Sheffield.

The charity asked us to clear two van loads of mixed wooden furniture from their property. After a short call and a few photos, we confirmed the scope and access, then scheduled a convenient morning window.

The items included wardrobes, chests, tables and shelving, items that are often removed during a house clearance. We loaded safely and kept the wood together to streamline recycling at the receiving facility. Both loads left the site the same day, and we swept the area before leaving so the space was ready for its next use.

All material went to a specialist processor that turns waste wood into animal bedding, meaning nothing went to landfill. We issued a Waste Transfer Note and provided job photos on request, giving Emmaus clear evidence for their records. In conclusion, the job completed smoothly, with minimal disruption to neighbours and a tidy finish throughout.

What is a Waste Transfer Note?

    September 3, 2025

You receive a Waste Transfer Note when you transfer non-hazardous waste to another party. This document proves you handed over the waste properly. Businesses and individuals use it to meet their environmental responsibilities. As a waste producer, you show that you managed your waste correctly. These notes also create an audit trail if any issues arise later.

    WTN for customers

A customer should always get a Waste Transfer Note to fulfil their legal obligation for correct disposal of their waste. To not only follow the law but to meet their duty of care. It proves that the company that you have used handled the waste responsibly and legally from start to finish. As a result, you create a clear audit trail from producer to disposal.

This documentation serves to protect the customer from potential fines or legal action by providing a clear record of proper waste disposal. In addition, it enables authorities to trace the origin of waste if it is found to have been dumped illegally. This traceability plays a crucial role in holding the appropriate parties accountable. Ultimately, maintaining accurate documentation supports broader efforts to protect the environment and promote responsible waste management practices.

    WTN for Businesses

At The Rubbish Removers, we take our legal and environmental responsibilities seriously. We collect Waste Transfer Notes from all licensed waste transfer stations we use, proving that waste has been passed to an authorised business and handled legally and safely. Furthermore, it includes details like the waste type, quantity and how it was contained.

It also lists the European Waste Catalogue (EWC) code for proper classification. In addition, it shows names, addresses and registration numbers of both the producer and the receiver. Both parties must sign the Waste Transfer Note to complete the process. We store these records for at least three years, ensuring legal compliance, a clear audit trail, and accountability within the waste management process.

Why a Waste Transfer Note is Important

    1
    Legal Compliance:

At The Rubbish Removers, we always complete a Waste Transfer Note for every non-hazardous waste transfer. Many places legally require this document for each waste movement between businesses. If your business fails to complete one, you could face fines or other penalties. By using Waste Transfer Notes, you stay compliant and avoid legal trouble.

    2
    Duty of Care:

At The Rubbish Removers, we treat your duty of care seriously. The Waste Transfer Note proves you’ve met your legal responsibility for your waste. Your duty of care means you must make sure your waste is managed safely after it leaves your site. You remain responsible for preventing harm to people and the environment at every stage of the process.

    3
    Clear Audit Trail:

Waste Transfer Notes create a transparent record of your waste’s journey from your business to its final destination. This audit trail is crucial for accountability.

    4
    Environmental Protection:

We make sure each Waste Transfer Note includes the right information for safe waste handling. This helps ensure proper recovery or disposal of the waste at every stage. By doing so, it helps prevent illegal dumping. They also support environmentally responsible waste management practices.

    5
    Traceability and Accountability:

Waste Transfer Notes allow authorities to trace waste if problems occur, such as illegal disposal. They also help hold each party in the transfer accountable for their role.

    6
    Effective Communication:

The document makes sure everyone involved knows the waste type, quantity and also how to handle it safely. This clear information improves communication and encourages responsible waste management at every stage.

At The Rubbish Removers, we stress the importance of having a Waste Transfer Note (WTN). In the UK, not having a WTN is a criminal offence and can lead to heavy fines and prosecution. Authorities can issue fixed penalty notices or take you to court if your waste is fly-tipped. You could also damage your business’s reputation through negative publicity. You must keep a WTN for at least two years to prove your duty of care for the waste you produce.

    Consequences for Businesses:

    • Fines and Prosecution: Failure to comply can lead to unlimited fines.
    • Fixed Penalty Notices: These may be issued instead of prosecution.
    • Damage to Reputation: Improper waste disposal can hurt your business image.
    • Legal Action: Without a WTN, you risk legal consequences for failing your duty of care.

    Legal Obligation:
Businesses transferring non-hazardous waste must hold a signed record of the transfer.
You must keep the WTN for at least two years to show responsibility, as stated by Commercial Waste Quotes and GOV.UK.

Waste Carrier Checks – Why You Should Look Beyond the License

    August 28, 2025

When it comes to getting rid of unwanted items or rubbish, most people know they should only use a licensed waste carrier. Furthermore, in the UK, anyone who transports, buys, sells or disposes of waste as part of their business must be registered with the Environment Agency.

But here’s the catch, having a waste carrier license alone doesn’t guarantee that a company will operate legally, ethically or responsibly. Sadly, some rogue traders use their license as a marketing badge while still cutting corners, fly-tipping or failing to dispose of waste properly.

If you care about protecting yourself, your community and the environment, you need to go one step further and check how your waste carrier operates.

Why the Waste Carrier’s License Alone Isn’t Enough

A waste carrier license simply means the company is registered with the Environment Agency and pay a small periodic fee. However, it doesn’t involve a thorough vetting process, regular inspections or proof of ethical business practices.

Unfortunately, there have been many cases where licensed waste carriers will:

    • Mix hazardous waste with general rubbish
    • Dump waste illegally to save money on tipping fees
    • Send recyclable materials straight to landfill
    • Operate without proper insurance or safety procedures
Large fly-tipped pile of bags, a mattress and debris against a brick wall in a yard

If your waste ends up being fly-tipped, even if you paid someone in good faith, you could be held responsible and face a fine of up to £5,000.

The Questions You Should Be Asking

Before hiring a waste carrier, dig a little deeper. Here are some key things to look out for:

    Where does your waste go?

Ask them to explain their disposal process. A reputable company will be happy to share which transfer stations or recycling centres they use and what percentage of waste they divert from landfill.

Can they provide waste transfer notes?

Every clearance should come with a waste transfer note (or consignment note for hazardous waste) showing exactly what is collected, from where and a disposal site.

Do they have the right insurance?

Public liability and employer’s liability insurance are essential in conjunction with a valid waste carrier’s license. Without them, you could be at risk if something goes wrong on your property.

    Are they transparent about pricing?

Rogue operators often give vague quotes and then inflate the price on the day. Look for clear, itemised pricing with no hidden extras.

Do they have a proven track record?

Check online reviews, ask for testimonials and look for signs that they work with reputable businesses or councils. In addition to this, ask if they have any accreditations.

The Impact of Choosing the Right Waste Carrier

Choosing a waste removal company that not only has the correct waste carrier’s license but also operates to high ethical and environmental standards helps to:

Protect the environment – Ensuring the recovery of recyclable materials and safe handling of hazardous waste.

Reduce fly-tipping – Cut off demand for rogue traders who dump waste illegally.

Safeguard your reputation – Finally, avoiding the legal and financial consequences of irresponsible disposal.

How We Do Things at The Rubbish Removers

In contrast, at The Rubbish Removers Ltd, we believe holding a waste carrier’s license is just the start. We go further by:

    • Diverting over 95% of waste from landfill
    • Using only audited and approved waste transfer stations
    • Providing a waste transfer note for every job
    • Maintaining full public liability and employer’s liability insurance
    • Operating with trained, uniformed staff who treat every property with respect

Not only do we meet legal requirements, but we also operate professionally, reliably and ethically on every job. Consequently, we consistently arrive on time, communicate clearly with customers, offer fair and transparent prices and treat every customer and property with the utmost care. Because our business is built on trust, we go the extra mile to protect it. Moreover, we ensure that every load of waste is handled in a manner that benefits our customers, the community and the environment.

    In short:
A waste carrier’s license is important, but it’s only half the story. To emphasise, always make sure the company you choose commits to legal compliance, environmental responsibility and full transparency.

That way, you can have peace of mind knowing your waste is handled properly, from collection to final disposal.

    Co-ordinating your Clearances

    August 26, 2025

Meet the office team behind co-ordinating your clearances at The Rubbish Removers Ltd.

The Rubbish Removers Ltd is a family-run business that provides professional waste management and clearance services across Greater Manchester, Yorkshire, Merseyside, Lancashire, Derbyshire and Cheshire. Established over 20 years ago by our directors with just one man and a van, the company has grown into a trusted name in the industry. We carry out clearances for both domestic and commercial customers, delivering a reliable and professional service every time. We dispose of unwanted items and co-ordinate your clearances efficiently, staying committed to making the process as smooth as possible.

    Kane Johnson

    Operations Manager

My dad started the business when I was just three years old, so growing up, I spent a lot of time on the vans and around the team. I officially joined The Rubbish Removers in 2016, starting out as a labourer. This hands-on experience helped me build strong relationships with the team. It also gave me a deep understanding of how the business operates. Over the next two years, I progressed into a driver role, where I took on more responsibility. Not just in customer service but also in ensuring waste was properly separated and disposed of in a cost effective way. After the successful expansion of the business, I stepped into the role of Operations Manager in 2019. Since then, I’ve continued helping drive the company forward.

As Operations Manager, my day-to-day role is all about keeping things running smoothly behind the scenes. I organise the routes for our teams, manage the daily workload and handle any enquiries or customer queries that come through. A big part of this includes co-ordinating your clearances, making sure each job is scheduled efficiently and everything is in place ahead of time.

I also oversee the general running of our unit, stay in regular contact with waste transfer stations and make sure our disposal processes are efficient and compliant. Alongside this, I deal directly with customers, manage the team and keep on top of our email communications to ensure nothing gets missed. It’s a fast paced role that requires organisation, quick thinking and strong communication. I genuinely enjoy being at the heart of making sure everything comes together and utilising the skills that my parents taught me from a young age.

    Richard Walsh

    Operations Director

My journey with The Rubbish Removers began over 11 years ago, though my connection to the business started much earlier. As a teenager, I helped out during school holidays alongside my uncle Chris, who founded the company. Even back then, I saw how passionate he was about doing things properly, giving customers a great experience and building a business with integrity. That left a lasting impression on me.

After working in retail for several years, I found myself wanting something more meaningful. When the opportunity came up to join Chris full time, I jumped at it and it turned out to be one of the best decisions I’ve made. My background brought a bit of structure to how we delivered customer service and managed day-to-day operations, from co-ordinating your clearances to ensuring everything behind the scenes runs smoothly. Chris established the strong values we built everything on: treating people fairly, doing an honest job, and creating a workplace people want to be part of.

Over the years, we’ve grown into one of the region’s most trusted waste removal providers. There have been challenges, from navigating the pandemic to scaling the business but we’ve always stayed focused on what matters. I’m especially proud of the team we’ve built. In the office, we work with trust, honesty and mutual respect. Out on the road, our van crews are the heart of the business, hardworking, reliable and genuinely proud to wear our logo. Looking ahead, we’re excited to keep growing, keep improving and keep doing things the right way.

    Rowan Boot

Operations Manager / Health and Safety Officer

I joined The Rubbish Removers in 2022, bringing with me a background in retail, customer service and software development. With a passion for problem solving and technology, I’ve played a role in modernising the way we work. I used skills from running an online gaming server during lockdown to help overhaul our internal systems. This has led to more streamlined processes and an improved customer journey. The introduction of these tools made day-to-day operations far more efficient, not just for the office, but for our teams out on the road as well.

Alongside systems and software, I’m also responsible for ensuring we stay on top of our health and safety obligations. This is something I take seriously and manage with care and attention to detail. Day to day, I’m part of the core office team, working closely with Kane and Richard to co-ordinate your clearances, allocate jobs and keep everything running smoothly.  I’m committed to helping push The Rubbish Removers to the next level. I’m genuinely passionate about supporting the business and the wider team.

    Finance & Marketing : Co-ordinating your Clearances

    Lauren Willerton

    Finance and Marketing Manager

I’ve been with The Rubbish Removers Ltd for several years now and over that time, I’ve seen the company grow from strength to strength. As the Finance and Marketing Manager, I’m responsible for overseeing our financial operations. I also lead all of our marketing efforts, two areas I’m equally passionate about!

On the finance side, I manage the day-to-day running of the accounts department. My role involves co-ordinating your clearances, making sure all invoices are processed correctly and everything is in place financially before the job goes ahead. I regularly check and chase payments to ensure everything stays on track and runs as smoothly as possible.

When it comes to marketing, I lead all of our advertising campaigns and help shape how we present ourselves to customers, both online and offline. Whether it’s planning our next big campaign or pushing out regular content across social media, I’m always looking for new ways to build our brand and reach more people. Promoting the company and showing the great work our teams do every day is something I genuinely enjoy.

Being part of a business that delivers excellent service is incredibly rewarding. We’ve got a fantastic team here and I’m excited to keep pushing things forward as we continue to grow.

    Alice Ogden

    Finance and Marketing Assistant

I joined The Rubbish Removers Ltd back in February 2025 and I work in the finance and marketing department. My role involves managing the day to day financial tasks such as invoicing, payments and making sure everything in the accounts department functions seamlessly. I also help to promote the company through various marketing channels. If you’ve seen a post on our social media lately, chances are, I’m the one behind it!

I also play a part in co-ordinating your clearances by making sure all invoices are sent out correctly and on time. Payment queries by phone and email are managed by me to ensure everything is in place before each clearance. I also manage the business’ incoming and outgoing payments to keep everything operating efficiently.

Before joining the team, I spent four years working in a nursery and then two years in a secondary school. Although my background is in education and childcare, I’ve really enjoyed transitioning into a new industry. It’s been a great experience working with such a supportive and hardworking team. I look forward to seeing what the future brings!

    Commercial Waste Management

    July 7, 2025

We’ve spent over 25 years helping businesses with their unique commercial waste management needs. No two businesses generate waste in the same way. After Covid, remote work caused a surge in office closures. Companies asked us to clear full office spaces, sometimes spanning multiple floors. We removed glass partitions, desks, chairs, WEEE waste and confidential documents. Other times, we helped cafés or restaurants deal with missed bin collections. Overflowing rubbish shouldn’t be something customers ever see. Sometimes, we just remove a broken fridge or freezer.

We treat every job with the same care, big or small. A The Rubbish Removers we stay committed to reliable, efficient waste disposal for all businesses. We handle every type of waste not only legally but, most importantly, sustainably. Furthermore, all of our commercial waste is processed at fully licensed waste transfer stations, where an impressive 95% of the material is recycled..

Here are just a few examples of what your Commercial Waste disposal can become:

Large open-plan office with dismantled wooden desks and pedestals on the floor, and a worker in hi-vis

    Wood Disposal:

In commercial waste management, wood plays a key role as a highly recyclable material with many uses. For example, clean, untreated wood can become furniture, flooring, decking or chipboard. Additionally, facilities often process smaller wood fragments into mulch, animal bedding or compost. They may also use shredded wood as feedstock for making panel boards. Furthermore, many companies burn wood waste as a renewable fuel source. As a result, wood waste supports sustainable and efficient waste management practices.

Office floor covered with discarded red and black boxes and packaging

    Paper Disposal:

Recycled paper can be turned into new paper products such as cardboard, newspapers, writing paper, labels, bags and gift cards. The specific end product depends on the quality of the original paper, as recycled fibers shorten with each cycle..

A picture of the area after the clearance was completed.

    WEEE in Commercial Waste Disposal::

WEEE recycling, short for Waste Electrical and Electronic Equipment recycling, turns old electronics into useful new products. For example, recyclers recover metals, plastics and glass from discarded devices. Then, they repurpose these materials for use in manufacturing new electronics or other goods. Additionally, this process reduces landfill waste and conserves valuable natural resources. As a result, WEEE recycling plays a vital role in sustainable waste management.

Overflowing red wheeled bin labelled General Waste

    Food in Commercial Waste Disposal:

Food waste doesn’t have to end up in landfills, where it releases harmful methane gas. Instead, specialised facilities can convert food waste into renewable energy and fertiliser. First, micro-organisms break down the waste through a process called anaerobic digestion. As a result, this process generates biogas, which can power electricity or heating systems. In addition, it produces digestate, a nutrient-rich material used as fertiliser.

Therefore, make sure you choose a commercial waste disposal company fully licensed by the Environment Agency. Otherwise, if an unlicensed provider fly-tips your waste, the law could hold you responsible.
