A solicitor instructed The Rubbish Removers to complete a major solicitor-managed garden clearance at a repossessed property in Heywood.
The large detached house had stood largely unused for several years and the grounds had become heavily overgrown and filled with waste. The wider house clearance produced eight vehicle loads, with the garden accounting for around four loads and approximately four tonnes of material.

A Distressed Property Being Prepared for Sale
Simon Heapy of Stratford Solicitors contacted us while acting in connection with the sale of the repossessed property.
The house had been unused for a considerable period and required a full clearance before it could move towards sale. The garden had also deteriorated significantly and formed a major part of the project in its own right.
Vegetation had become heavily overgrown and waste had accumulated around the grounds and inside the outbuildings.
Because Simon was managing the work remotely, he initially supplied photographs so we could assess the property without requiring him to attend.
We provided a written quotation covering the house and grounds and agreed to manage the clearance, access and site preparation while keeping Simon updated throughout.




Two Heavily Filled Outbuildings
The rear garden contained two significant structures.
The first was a large timber lodge measuring approximately 5m × 5m. Inside we found equipment associated with cannabis cultivation, including:

- Fans and filters.
- Plant pots and trays.
- Electrical equipment and wiring.
- Lighting equipment.
- General rubbish and discarded materials.

A second summerhouse-style building had brick construction with external timber cladding. This structure was to remain, but the interior had become heavily filled with rubbish.
Our team emptied it completely while leaving the building intact.
Solving the Access Problem During the Solicitor-Managed Garden Clearance
Access initially presented one of the biggest challenges during the solicitor-managed garden clearance.
From the entrance to the furthest areas of the garden, the carrying distance was approximately 150 metres. Moving around four tonnes of material that distance by hand would have added considerable time and labour.
A gate at the property had become stuck and initially prevented our vehicles from entering the plot.
Our team carefully worked the gate free without damaging it. Once opened, we were able to bring all three vehicles onto the property and position them much closer to the waste.
This significantly reduced the carrying distance and allowed the six-person team to work efficiently throughout the day.


Dismantling the 5m × 5m Timber Lodge
Once the contents had been removed, the team dismantled the large timber lodge.
The structure was taken down methodically so the timber and remaining materials could be loaded safely and separated for disposal.
Removing the lodge also exposed waste and debris that had accumulated around and beneath it, which the team cleared before moving on to the surrounding garden.

Clearing Around Four Tonnes From the Garden
Alongside the lodge and summerhouse, the team removed waste spread throughout the overgrown grounds.
The garden phase alone produced approximately four full vehicle loads weighing around four tonnes.
With six operatives and three vehicles working on site, we completed the solicitor-managed garden clearance in one working day.
Across the wider property, including the house, we removed approximately eight loads and seven tonnes of material.
Leaving the Garden Ready for Landscaping
The instruction was to clear the accumulated waste, dismantle the unwanted lodge and leave the retained structures and grounds ready for the next stage of the sale preparation.
Once the waste had been removed, the team cleared the remaining loose debris and left the larger summerhouse intact as instructed.
The finished garden was left free from the accumulated rubbish and unwanted structure, giving a landscaping contractor a much clearer site to work from.
Remote Management and Photographic Evidence
Simon did not need to attend the property while the work took place.
We maintained communication throughout the clearance and provided photographs and video evidence showing the condition of the site after completion.
A Waste Transfer Note was also issued to document the removal and disposal of the waste.

We separated recyclable materials where practical and diverted approximately 95% of the collected waste from landfill.
All waste was transported through licensed disposal routes under The Rubbish Removers’ Environment Agency waste carrier registration.
