Commercial Sofa Removal During a Live Hotel Refurbishment
Holiday Inn Express Manchester Airport was carrying out a complete refurbishment of its ground-floor bar area.
The existing furniture had reached the end of its useful life and needed removing before the refurbishment could progress.
The clearance included:
- Two-seater sofas.
- High-back upholstered chairs.
- Upholstered bar seating.
- 25 bar stools.
- Bar tables.
- Floor lamps.
The upholstered seating formed the main regulated waste stream, while the remaining furniture was separated for recycling or recovery where appropriate.



POPs-Compliant Sofa and Upholstered Seating Disposal
Around 40 items were managed as waste upholstered seating containing persistent organic pollutants, commonly known as POPs.
This included sofas, high-back chairs and upholstered bar seating.
Environment Agency guidance requires qualifying upholstered seating containing POPs to follow an appropriate destruction route rather than standard disposal. We therefore kept these items within the correct POPs-compliant waste stream and arranged treatment through an authorised facility.
This is a legal waste-management requirement rather than simply a disposal preference. Under Section 34 of the Environmental Protection Act 1990, businesses have a duty of care for the waste they produce and must take reasonable steps to ensure it is handled correctly.
Hotels, offices and other commercial sites replacing upholstered furniture therefore need to consider whether POPs may be present. Using a licensed contractor and retaining the appropriate Waste Transfer Note provides a clear record of how the seating was handled and disposed of.
The remaining furniture was handled separately according to material type.
Completing the Commercial Sofa Removal in a Live Hotel
The hotel remained open while the bar refurbishment took place, so the team needed to work efficiently without disrupting guests or other hotel operations.
Fortunately, the bar was on the ground floor and access to the vehicles was straightforward. This allowed the team to move furniture directly from the refurbishment area to the waiting caged tippers.
The furniture did not require dismantling, which helped the three-person crew maintain a steady loading process.
With two vehicles on site, the full clearance was completed in approximately two hours.
Waste Separation and Recycling
The complete job produced two full vehicle loads weighing around 1,400kg.
The upholstered furniture followed the appropriate POPs disposal route, while other materials such as timber and metal from bar stools, tables and fittings were separated where practical for recycling or recovery.
Overall, 100% of the collected material was diverted from landfill.
A Waste Transfer Note and photographic evidence were supplied on completion.
